A tax-optimised building owner’s model is an investment model using a tax-beneficial scheme for building residential properties. Several investors sharing the same goals group together to:

ACQUIRE (accumulate personal property)
Investors band together into a co-owner collective (“Miteigentümergemeinschaft” MEG)

RENOVATE (preservate property value)
The MEG acquires an old property to renovate it using subsidies

RENT (develop a source of income)

Framework and favors of the tax-optimised building owner’s model with assigned apartments are fundamentally the same as with the ‘standard’ tax-optimised building owner’s model.

The main difference being that investing in a tax-optimised building owner’s model with assigned apartments means acquiring a specific apartment – as opposed to the tax-optimised building owner’s model, where an intangible part of the property is acquired.

Once the project is completed and handed over to its investors, the trustee arranges the registration of the individual TOPs (apartments) into the land register. This investment model bears a special feature: As an investor you will ultimately become the owner of a specific apartment (TOP) but invest as a developer.
